Do we have any household electricians in the house
Ok me mam has had to go into care now. We are buying my brother and sister out of the bungalow. It needs ( i think) a rewire as the wiring reminds me of a crusty old mopar
. Is anyone on here able to give me any idea's on cost for this? It is a 3 bed bungalow built in the 50's. Any advice would be great.
I am not a professional but have been through similar recently.
The biggest issue I found was that the old school lighting systems are 2 wire with no earth conductor to the switches. If you want to rent it out you will not get a Part "P" sign off / no certificate.
It often means that the trunking is not wide enough for the new 1.5 Twin and earth cables, even if you can pull the old out.
This means either running external conduit, which looks rubbish, or you have to chase all the walls, which is messy, time consuming, and therefore expensive.
That is the area I would check first.

Had a 4 bed bungalow rewired about 4 years ago i think it was around 3 1/2K price was determined by how many sockets we wanted re wired as all the rooms including kitchen had about 6 double sockets, they charged X amount per socket so saved a few hundred by having them blanked off. Hope that helps? That was a legit sparks too, you need that certificate especially if you want to sell.

4 to 6 grand is gonna be the ball park without knowing any more.
If it's 50's wiring then I would expect to a full re-wire, floor boards up, conduits and/or capping chased out and replaced etc.
May not be as traumatic as it sounds but it's definitely quicker and neater to start from scratch and use the opportunity if the building is uninhabited.
New consumer unit (fuse board) must be metal construction these days to be compliant with Amendment 3. The "regs" became even more fire protection orientated back in Jan 2015 (nothing to do with recent events)
18th Edition wiring regs are due out July next year, so depending on timescales for the project it's worth bearing in mind any certification that mentions 18th Edition if it gets near to this date. It will make selling far more attractive.
I specialise in Gate and Barrier Automation these days so only really deal with supplies to the gateway on 230 volt works. Worth contacting a couple of local sparks to get quotes/advice really.
Good luck with the project

Thanks for the input guys. We are not renting it Pete I hope it will be our forever home as there is lots of parking and room for a wopper garage
I had a figure of about 6 grand in mind, I just need to find trustworthy tradesmen now
I am having trouble to even get builders to come and look, let alone get some prices.
